Our rates are indicative only and may vary depending on the season, length of stay, number of guests and local events.
We regularly offer special offers throughout the year, so if you have preferred dates or a budget in mind, we'd love to hear from you. Contact us for a personalised quote and we'll recommend the best available option for your stay.
A $750 departure cleaning /linen fee applies to all bookings, and the 7.5% Victorian Short Stay Levy is payable in accordance with Victorian legislation.
All prices are in Australian Dollars (AUD) and are based on accommodation for up to 12 guests using the existing bedding configuration, with larger groups welcome by quotation.
Optional pool heating is available during the cooler months for an additional charge, allowing guests to enjoy a beautifully warm pool year-round.
Tax invoices are also available for corporate and business stays upon request.

An approx guide to rates - weekends vary from $3000 to $6500 apprx
A week cost can be anything from off peak $5000+ to $20,000+ in super peak eg Easter, New Years Eve

We often have special offers available too and happy to customise a quote based on your groups needs and budget.
If you are only a small group eg a couple using only one bedroom we can adjust the cleaning accordingly.

Policies
Minimum Stay:
Weekdays: 1-2 Nights | Weekends: 2 Nights | Long Weekends: 3 nights | Peak: 3 to 5 Nights
Payment Schedule:
To secure your booking, a deposit is required at the time of booking. The remaining balance is due 4 weeks before arrival.
Cancellation Policy:
All paid prepayments are non-refundable. However, we do truly understand things happen and work with you to swap your dates and refund where possible. To date, no one has ever lost their deposit including during covid - lockdowns where we refunded and swapped bookings for all guests.
Damage deposit:
A bond of $2000 AUD is payable or credit card pre-authorisation and released after check out within 3 days, provided no serious damage is reported or council fines for unwarranted behaviour.
Pets - on special request only with extra fee and extra bond
